Senior Property Manager
(Future Team Leader / Department Head Pathway)

Location: Ivanhoe, VIC
Employment Type: Full-time
Salary: $90,000 – $100,000 (commensurate with experience) + incentives


The Opportunity

We are seeking an experienced Senior Property Manager who is ready for the next chapter of their career.

This role is ideal for a high-performing PM who enjoys autonomy, runs a portfolio confidently, and is looking to step into a leadership or Department Head role over time. While this is not a Department Head position on day one, there is a clear pathway to team leadership and departmental oversight as the business continues to grow.

The Role

You'll manage a well-structured residential portfolio of approximately 150 properties, supported by established administrative safe and systems (we use PropertyMe and Inspection Express) and direct access to Joseph El Fahkri and Stefan Dzanovski.

Over time, the role will naturally evolve to include:

  • Mentoring and supporting junior or mid-level property managers
  • Contributing to systems, processes, and best-practice standards
  • Assisting with recruitment and onboarding as the rent roll grows
  • Taking on leadership responsibility within the department


Key Responsibilities

  • End-to-end management of a residential portfolio
  • Strong arrears management and compliance oversight
  • Confident handling of VCAT matters where required
  • Proactive communication with rental providers and renters
  • Oversight of maintenance with a solutions-focused mindset
  • Contributing to improvements in workflows and systems
  • Acting as a senior point of reference within the PM team

About You

You are someone who:

  • Has 4 -5+ years' experience in residential property management
  • Can manage a portfolio independently and professionally
  • Is confident with Victorian legislation and compliance
  • Has experience attending VCAT (or is comfortable doing so)
  • Is respected by clients because you're calm, capable, and commercial
  • Has leadership ambitions, even if you haven't held the title yet
